Location – The Bridges at Black Canyon is located in scenic and historic Montrose, Colorado – approximately 65 miles south of Grand Junction and 65 miles north of Telluride on Colorado’s Western Slope. The property is surrounded by many dramatic natural wonders – to the east is one of the Nation’s newest National Parks – The Black Canyon of the Gunnison National Park. To the north is the Grand Mesa – the World’s largest flattop mountain. The views of the San Juan Mountain range from The Bridges at Black Canyon, stretching the length of the southern horizon, are breathtaking. The gently ascending Uncompahgre Plateau extends west of Montrose clear to the Utah border.
Benefits of Montrose – Montrose is an active and vibrant community of more than 14,000 residents and in recent years has been recognized as one of the best places to retire or relocate by Time and SkyWest magazines, as well as the Wall Street Journal. Skiing at the Telluride, Crested Butte or the Powderhorn ski areas is only a short drive away. Summer or winter, a wide array of business opportunities, outdoor activities, shopping, dining and cultural events awaits you at The Bridges. For more information about the community services and opportunities offered in Montrose, visit www.montrosechamber.com or www.visitmontrose.com.
Plus, Montrose is conveniently accessible. Direct daily flights from Denver (on United Express/SkyWest) and Houston (on Continental Airlines) are available year round at the Montrose Regional Airport. From December through April, there are also direct jet flights from Newark and Los Angeles on Continental Airlines and Chicago and Dallas/Ft. Worth on American Airlines.
Climate – At an elevation of 5,800 feet, Montrose offers an average of 300 days of sunshine each year and modest snow accumulation that provides for a mild winter. Because of the temperate climate, golfers at The Bridges at Black Canyon will enjoy an extended season for the Rocky Mountain region – usually playing about 9+ months out of the year!
Golf Course – The Bridges features a Nicklaus Design championship golf course. The 7,100 yard, par 71, course is complete. The course design features 10 lakes and numerous water features that will be crossed by approximately 17 distinctive golf cart and walking bridges. It is from these unique bridge features that The Bridges at Black Canyon derives its name. Water comes into play on 14 of the 18 holes on the course.
The design of the course features a traditional style that also incorporates native plantings, rock features and waterfalls. The spectacular views of the surrounding peaks will make for a memorable round of golf at The Bridges. Multiple tees will vary the length of the course from 5,300 to 7,100 yards. The Nicklaus Design team has incorporated a degree of difficulty into the course, but has also made it an enjoyable layout for the average golfer.
Golf Course Development – The Bridges at Black Canyon has recruited some of the top golf course specialists from around the country to build the outstanding Nicklaus Design championship course. Over the past two years, approximately 850,000 cubic yards of earth have been moved to shape the gently rolling terrain of the course. Approximately 100 sand bunkers have been incorporated into the layout. During the sodding of portions of the course, over 2,000,000 square feet of sod were used. Unique features include a split tee (Holes #2 and #11) and Hole #15 plays to two separate greens – one at 572 yards and one at 600 yards over a canal. A 6,000 square foot maintenance facility has already been completed.
Clubhouse – The 23,000 square foot clubhouse is now under construction. The floorplan features a pro shop, cart and bag storage, elegant men’s and women’s locker rooms, a fine-dining restaurant with banquet/special event facilities, plus a patio with stunning San Juan Mountain views that overlook the Nicklaus Design golf course and driving range. Members of The Bridges Country Club will have access to private men’s and women’s locker rooms adjacent to the pro shop. The upper level will feature several spacious guest suites, and other amenities, and a private deck overlooking the 18th green. Grand Opening of the clubhouse is anticipated for spring 2005.
Swim, Tennis, Day Spa & Fitness Facilities – Plans call for the construction of a comprehensive Swim and Tennis Club across Bridges Drive from the Clubhouse. In addition to swim and tennis facilities, this Club will also offer a fitness center and a selection of day spa and treatment rooms for massage and body treatments available to owners on a reservation basis. The Swim and Tennis Club is currently being designed by Patrik Davis Associates of Montrose and it is planned that construction will begin in 2005.
General Store – The General Store will be a unique feature at The Bridges — combining the charm of an old-fashioned country general store with the golf course snack bar at the 9-hole halfway point. The current design provides for a soda fountain/snack bar and a patio overlooking the golf course and several of the golf course lakes. A fishing pier, over a stocked lake, will add a special ambiance in the summer. Patrik Davis Associates of Montrose is also designing the General Store and it is planned that construction will begin in 2005.
Real Estate – Current development plans allow for approximately 500+ homesites and Golf Villas to be made available at The Bridges during the life of the development. A selection of custom homes is currently available from some of Colorado’s premier builders. The first offering of Golf Villas is planned for early 2005. Additional offerings of homesites will be released in phases over the next few years.
Whether purchasers want fairway frontage, San Juan or Grand Mesa views (or all three!) – The Bridges will have a homesite that is perfect for designing and building a dream home. Current pricing and availability information can be obtained by contacting the on-site Sales Office; or by e-mail at . Information is also available on our web site, www.montrosebridges.com.
